Living in Chenal Valley, Little Rock: A Local Guide

The short version: Chenal Valley is West Little Rock’s master-planned flagship — roughly 4,800 acres and more than 40 neighborhoods built by Deltic Timber (now PotlatchDeltic) around two Robert Trent Jones Jr. golf courses, an open-air shopping district, and some of the strongest household incomes in Arkansas. Homes center in the low-to-mid $500,000s. The two things buyers most often get wrong: school zoning splits between two districts by exact address, and there are two layers of association dues, not one. Both are covered below, with sources.

What Chenal Valley is

Chenal Valley was carved out of timberland. Beginning in the 1950s, Murphy Oil’s timber division assembled about 31,000 acres of west Pulaski County forest; roughly 7,000 acres below Shinall Mountain became Chenal Valley. A 1986 improvement-district bond funded Chenal Parkway, the land was annexed into Little Rock the same year, and Chenal Country Club and its Founders Course opened in August 1990. The first lot sale closed that December in Chenal Circle.

The name is part of the story. “Chenal” is a French-styled respelling of Shinall (itself from the Chenault family who settled the area), chosen deliberately as upscale branding — which is why the neighborhoods carry names like Fontenay, Sologne, Orlé, Deauville and Bretagne. Chenal Properties, the developer’s real estate arm, counts more than 40 distinct neighborhoods across about 4,800 acres today, with over 3,000 residential lots sold across the development’s history.

Golf is the center of gravity

Chenal Country Club is private and sits at the middle of everything: 36 holes across two courses. The Founders Course (1990, Robert Trent Jones Jr., 7,115 yards, par 72) has been ranked the No. 1 course in Arkansas by Golf Digest in multiple years and sits inside the state’s top 10 most years since. The Bear Den Course (2003, also credited to Robert Trent Jones Jr.) is tighter and more tree-lined, at about 7,326 yards. Even if you never play, the courses shape the neighborhood — a large share of the premium lots back onto fairways, and the club is the area’s social anchor.

Daily life: the Promenade, the trails, the mountain

The Promenade at Chenal, at Chenal Parkway and Rahling Road, is the neighborhood’s town center: an open-air lifestyle center of about 270,000 square feet that opened in 2008. It holds Arkansas’s only Apple Store and the state’s only IMAX screen, plus the restaurants west Little Rock actually uses — Local Lime, Big Orange, YaYa’s, Sullivan’s. A CHI St. Vincent outpatient campus sits next to it, and a 24/7 emergency micro-hospital (West Little Rock Emergency Hospital) opened on Chenal Parkway in September 2026.

Head the other direction on Chenal Parkway and you dead-end into Pinnacle Mountain State Park — 2,000-plus acres, the West and East Summit trails, the Monument Trails mountain-bike system, and the eastern end of the 223-mile Ouachita Trail. Chenal’s own subdivisions add trails, pools, parks and playgrounds throughout.

The homes

Construction runs from the early 1990s to today, with a median build year of 2003. The stock is predominantly single-family in a New Traditional style, with some condo and apartment pockets. Chenal Circle, the original neighborhood around the club, is estate homes, many on the golf course; later phases range down to more attainable subdivisions, and several neighborhoods on the northern end — Orlé, Sologne, Deauville Place, Germay — are gated.

On price: Homes.com’s public-records data for the Chenal Valley neighborhood (trailing 12 months, as published in late 2025) puts the median sale price at about $511,000 and the median single-family sale price at about $549,900, across 302 sales. Census-based estimates for ZIP 72223 as a whole put the median home value at $518,128 (2024) — about 2.4 times the Arkansas median. One Chenal census tract reports a median household income of $185,667, the highest of any tract in the state. Prices vary sharply by subdivision and street, which is exactly why the neighborhood-level number is a starting point, not an answer.

Schools: the part buyers get wrong

Chenal Valley is not in a single school district, and any page that gives it one answer is oversimplifying. Zoning splits by exact address:

  • Most of Chenal Valley is Pulaski County Special School District (PCSSD): Chenal Elementary (on Denny Road, inside the community) → Joe T. Robinson Middle → Joe T. Robinson High.
  • A pocket is Little Rock School District (LRSD): Don R. Roberts Elementary (LaMarche Drive) → Pinnacle View Middle → Little Rock West High. LRSD redrew its high-school zones in 2026 ahead of the new West High School’s opening, so assignments in this pocket deserve a fresh check.

Private options sit in and around the area, including Little Rock Christian Academy just north off Cantrell Road and The Baptist Preparatory School within the development. Verify any specific address with the district before you write an offer — in a community this size, one street can change the answer.

Dues: two layers, not one

Every Chenal Valley owner pays annual dues to the master Chenal Valley Property Owners Association, which maintains the common areas and enforces the community’s covenants. Most subdivisions then charge a second, separate neighborhood HOA fee on top. The POA does not publish one flat rate — dues are billed per property and vary by neighborhood and property type — so the honest instruction is to total both layers on any specific home before comparing it to a home outside the community.

Commute and connections

Chenal Parkway runs from Highway 10 (Cantrell Road) at the northwest to the I-630 corridor at Shackleford — downtown Little Rock is about 12 miles east via the parkway and I-630, and the I-430/I-630 interchange sits at the community’s eastern gateway. The airport is about 17 miles. The nearest full-service hospital, Baptist Health Medical Center–Little Rock, is roughly 7 miles away.
