Trinity Falls is a 2,000-acre master-planned community in northwest McKinney, built along the East Fork of the Trinity River by Johnson Development. It is one of the defining new neighborhoods of McKinney’s northward growth — a community planned for roughly 5,000 homes, organized around 450 acres of open space, a 350-acre park, and more river frontage than almost anything else in Collin County. This guide covers what living here actually involves: the amenities, the schools, the builders, and the two costs most buyers underestimate — the MUD tax and the HOA.

The place itself

Trinity Falls sits west of U.S. Highway 75 (Central Expressway), a few minutes from historic downtown McKinney’s square. Johnson Development acquired the community in 2016, two years after it opened, and has built it around the river rather than over it: the master plan keeps 450 acres as open space, threads in 20 miles of hike-and-bike trails at build-out, and leaves room for up to four on-site elementary schools as sections fill in. Six builders offer townhomes, single-family homes, and a Del Webb 55+ active-adult section, with new homes priced from the high $300s according to the developer.

The outdoors is the amenity

The centerpiece is B.B. Owen Park, a 350-acre park along the river with a dog park, an amphitheater, fishing piers, disc golf, and outdoor fitness and adventure courses. Inside the neighborhoods, The Club anchors daily life with a beach-entry pool and the resident clubhouse; The Lodge adds a second amenity center; and a full-time lifestyle program runs the events calendar. For buyers comparing master-planned communities across McKinney, Frisco, and Prosper, Trinity Falls is the nature-first option — trails and river frontage instead of a golf course.

Schools: McKinney ISD, with a 2026 change to know about

Trinity Falls is zoned to McKinney ISD. The campuses most often published for the community are Naomi Press Elementary — located inside Trinity Falls itself — Scott Morgan Johnson Middle School, and McKinney North High School. McKinney ISD earned an overall B rating (88) in the Texas Education Agency’s 2025 accountability ratings, up from 84 the year before. One important caveat: in December 2025 the district’s trustees adopted new attendance boundary maps that take effect in the 2026–27 school year, so confirm the zoned campuses for a specific address directly with McKinney ISD before relying on them.

The costs page: MUD taxes and HOA dues

Trinity Falls is served by McKinney MUD Nos. 1 and 2 — municipal utility districts that finance the community’s water, sewer, drainage, and roads. The combined MUD tax commonly runs about $0.70 to $1.00 per $100 of assessed value depending on which phase a home sits in, on top of city, county, and school-district taxes. That tax is escrowed into the monthly mortgage payment, so it belongs in any honest payment estimate from day one — ask for the specific lot’s district rate before you compare homes across communities. HOA dues run about $1,200 a year (a builder-published estimate that varies by section), funding the amenities, trails, and lifestyle program. Financing a home in Trinity Falls

Most purchases here are new construction, which means longer timelines between contract and closing, builder-specific incentives, and a payment estimate that has to include the right MUD rate for the lot — not a generic McKinney tax figure.
