|---|---|
| Verification events in the public ledger | 1,233 |
| Hash-chain status | Verified intact |

| Licensing authorities mapped | 105 |
Headline findings
- 1,233 verification events are recorded in Neighborhood Registry’s public, hash-chained verification ledger as of October 24, 2026. The chain’s integrity check — a full re-validation of every event’s SHA-256 link to the event before it — returned “Verified intact” on October 24, 2026, with chain head
e980c42ae3497213. - 16 professionals hold claimed, license-verified profiles, and every one of the 16 was in active license status at their last check. Their records account for 19 of the 1,233 ledger events; the remaining 1,214 events are checks on unclaimed (directory-listed, not yet claimed) professionals.
- The median claimed professional was last formally checked 3 days ago. All 16 claimed professionals (100%) have a confirmed check within the last 90 days; 12 of 16 (75%) within the last 30 days.
- 105 distinct licensing authorities are mapped in the Registry’s verification system — every state’s real estate commission and insurance department, the nationwide mortgage licensing system (NMLS), three Texas trade boards, and the District of Columbia — and each check runs against the authority’s own public record. Three authorities can only be read by a person (their portals are not machine-readable) and are checked manually.
- 59 of 253 neighborhoods (23.3%) in the Registry have at least one claimed, verified professional seated. Claimed members hold 66 seats across those 59 neighborhoods.
- The oldest continuous verification record in the ledger dates to July 30, 2026 — 86 days of unbroken verified history as of this report. The ledger itself is young, and this report does not claim otherwise.
1. The ledger: what is recorded
Every license check Neighborhood Registry performs — the initial verification of a professional and every re-check after it — is appended to a public ledger. Each event carries a SHA-256 hash of its own contents and of the previous event, so editing or deleting a past event breaks the chain detectably. Events recorded before the hash chain was introduced on October 24, 2026 are marked “chained retroactively” wherever they appear; the chain proves the record has not been altered since chaining, and the Registry says exactly that rather than more.
| Measure | Value (as of Oct 24, 2026) |
|---|---|
| Events in the public ledger | 1,233 |
| Hash-chain status | Verified intact (last full validation Oct 24, 2026) |
| Chain head | e980c42ae3497213 |
| Events belonging to claimed members | 19 (1.5%) |
| Events belonging to unclaimed professionals | 1,214 (98.5%, derived — see Methodology) |
The 19 claimed-member events, by type
| Event type | Count | Notes |
|---|---|---|
| Initial verification | 9 | 6 recorded before the event ledger began; 3 recorded directly in the ledger (all Oct 21, 2026) |
| Ledger record created, original date preserved | 4 | Pre-existing verifications (Aug 31 – Sep 24, 2026) entered into the ledger with their original dates |
| Manual verification after a held application | 2 | CA DRE and Iowa PLB portals are JavaScript-only; both records verified by a person on Oct 23, 2026 |
| Quarterly manual re-verification (NMLS) | 4 | All recorded Oct 24, 2026 — see worked example below |
| Total | 19 | Every one of the 19 results is “Verified — license active” |
Worked example: the October 24, 2026 NMLS quarterly checks
Mortgage loan officers are licensed through the Nationwide Multistate Licensing System, whose public record (NMLS Consumer Access) is not machine-readable — no automated crawl can read it. Claimed loan officers are therefore formally re-verified by a person, every quarter, with an additional post-renewal sweep each January (NMLS licenses renew in November–December and expire December 31). The first quarterly cycle ran on October 24, 2026 and produced four ledger events, one per claimed loan officer — Zack Lovett (NMLS 129506), Radley Brooks (263374), Eric White (8622), and Conan Watters (84747) — each recorded as “Quarterly manual re-verification — NMLS Consumer Access” with result “Verified — license active.” Any reader can re-run the same check in about a minute at nmlsconsumeraccess.org; the ledger entry names the source so the check is reproducible, not just asserted.
2. Who is verified
The 16 claimed, verified professionals, by category:
| Category | Count | Licensing authorities |
|---|---|---|
| Realtors | 7 | Arkansas REC (3), Texas REC (2), California DRE (1), Iowa REC (1) |
| Loan officers | 4 | NMLS (4) |
| Home inspectors | 3 | Texas REC (3) |
| Service trades | 2 | Arkansas Dept. of Health — Plumbing & Natural Gas (1), Arkansas Contractors Board (1) |
| Total | 16 | 7 distinct authorities |
By market state: Arkansas 7, Texas 6, California 1, Iowa 1, Kansas 1.
A further 65 professionals appear in the Registry’s public directory as unclaimed listings (license-checked, but the professional has not claimed the profile). Verification statistics in this report cover the 16 claimed members unless a figure explicitly says otherwise; the Registry does not present unclaimed listings as members.
Claimed members hold 66 seats — one exclusive seat per professional per neighborhood — across the 59 staffed neighborhoods. One member (a Little Rock realtor) holds 38 of those seats across 6 Arkansas cities; twelve other members hold the remaining 28 seats between them, and three claimed members (a Hutchinson, Kansas loan officer and two Arkansas service businesses) hold published verification records without a seat in the endpoint’s staffed-neighborhood list as of this report. That concentration is reported plainly because it is true of the platform today: the Registry is deepest in central Arkansas and thin everywhere else.
3. How fresh the verification is
Licenses are re-checked weekly where the authority publishes a machine-readable record; every record is formally re-verified every 12 months on its anniversary; claimed members at machine-readable authorities also receive a formal quarterly re-verification, and claimed loan officers receive the quarterly manual check described above. The table below reports the cadence actually achieved as of October 24, 2026, measured from each claimed member’s last confirmed check date — not the policy target.
| Freshness measure (16 claimed members) | Value |
|---|---|
| Last confirmed check within 90 days | 16 of 16 (100%) |
| Last confirmed check within 30 days | 12 of 16 (75%) |
| Median days since last confirmed check | 3 days |
| Mean days since last confirmed check | 15.6 days |
| Oldest last-check date in the cohort | August 26, 2026 (59 days) |
Current check status across the 16 records:
| Status | Count | Meaning |
|---|---|---|
| Confirmed (weekly check current) | 7 | The weekly automated check is confirming the record on schedule |
| Manual-review record | 4 | The authority (NMLS) publishes no machine-readable record; the record is confirmed by a person on the quarterly manual cycle |
| Confirmation pending | 5 | The weekly automated check has not been able to confirm the record since the last confirmed check shown; the confirmed result stands and the annual formal re-verification governs |
The five “confirmation pending” records are disclosed, not hidden: they are the records where a state portal has resisted automated confirmation since the member’s last confirmed check (the oldest such confirmed check is the Arkansas real estate record dating to August 26, 2026). No last-checked date is advanced until a check earns it — a date on a Neighborhood Registry record is the date of a check that actually happened.
If any re-verification finds a license lapsed, expired, or revoked, the professional’s Verified status is removed, their neighborhood seat is released, and their profile is unpublished until the license is verified active again. As of this report, no claimed member’s record carries a lapse, suspension, or revocation event — all 19 claimed-member events and all 16 current statuses read “Verified — license active.” Because the claimed cohort was verified for the first time between July and October 2026, this is a statement about a young, small cohort, not a track record.
4. The authority mesh
| Coverage measure | Value (as of Oct 24, 2026) |
|---|---|
| Distinct licensing authorities mapped | 105 |
| — State real estate commissions/boards | 50 (all 50 states) |
| — State insurance departments | 50 (all 50 states) |
| — Texas trade boards (TDLR, Plumbing Examiners, Dental Examiners) | 3 |
| — Nationwide (NMLS, mortgage) | 1 |
| — District of Columbia Real Estate Commission | 1 |
| Authorities checked manually (portal not machine-readable) | 3 (NMLS, California DRE, Iowa REC) |
| Authorities holding at least one claimed-member record | 7 |
Every check runs against the issuing authority’s own public record — never a third-party database. The full map, with the method used for each authority, is published on the Registry’s verification coverage page.
5. What these numbers do not show
- Scale. Sixteen claimed members is a small platform. These statistics describe verification rigor on a small roster; they are not evidence of market coverage, consumer traffic, or outcomes for the professionals listed.
- The unclaimed majority of the ledger. 1,214 of the 1,233 events concern unclaimed professionals. Their per-event history is not publicly enumerable in a single feed, so this report publishes event-type statistics only for the 19 claimed-member events, which are.
- History. The ledger began in 2026 and the chained record dates from October 24, 2026. Quarterly editions of this report will create the time series; this edition is the baseline and claims no trend.
Methodology
Universe. All figures were computed on October 24, 2026, from Neighborhood Registry’s public surfaces only — the same pages and endpoints any reader can open. “Claimed member” means a professional who has claimed their Registry profile and whose license verification record is published. “Event” means one dated entry in the public verification ledger. “Last confirmed check” is the checked_at date on the member’s published credential record.

Control totals and tie-outs. Every headline figure was computed two independent ways; all tied.
- Ledger events: 1,233 per the ledger page’s integrity card = 1,233 per the chain block in all 16 REST verification records and the lookup response. Chain head identical (e980c42ae3497213) in every read;
valid: truein every read. - Claimed-member events: 19 = the ledger page’s claimed-events list (19 shown) = the sum of per-member event counts across the 16 REST records (13 members × 1 + 3 members × 2) = the count of history rows across the 16 per-member record pages.
- Claimed members: 16 = the count of distinct claimed verification records = category counts summed (7 + 4 + 3 + 2) = market-state counts summed (7 + 6 + 1 + 1 + 1).
- Neighborhoods: 59 staffed per the endpoint’s summary field = 59 entries in its neighborhoods array; 253 total per the summary field.
- Authorities: 105 rows on the coverage page = 105 distinct authority names = the category sum (50 + 50 + 3 + 1 + 1).
- The 1,214 unclaimed-event figure is derived (1,233 − 19), not independently counted: no public feed enumerates all 1,233 events, and this report does not pretend otherwise.
Figures considered and dropped. (1) An event-type breakdown for all 1,233 events — not publicly computable (see above); published for the claimed cohort only. (2) A lapse-detection or time-to-detect statistic — the claimed cohort contains zero lapse events and no public full-ledger feed exists to count lapses among unclaimed records; the report states the removal policy instead of inventing a rate. (3) A weekly-confirmation success rate — the public record exposes each member’s current check status (published in §3) but not an attempt-by-attempt history, so no rate is computed. (4) Growth or trend claims — no earlier published baseline exists; this edition is the baseline.
Definitions. Formal check — a verification or re-verification recorded as an event in the ledger (initial, annual, quarterly, or manual). The weekly automated confirmation is a monitoring check; it advances a member’s published “last checked” date only when it confirms the record, and it is the “last confirmed check” for freshness where it is the most recent confirmation. Quarterly manual re-verification — a person reading the authority’s own public record (for NMLS, NMLS Consumer Access) and recording the result in the ledger. Chained retroactively — an event recorded before October 24, 2026 and folded into the hash chain on that date with its original date preserved and labeled.
